Construction Calculators

Twenty-one free calculators for the numbers that come before, during, and after a build: paint and material coverage, permit and builders risk insurance costs, deck, fence, retaining wall, flooring, bathroom remodel, landscaping material, excavation, concrete slab, well drilling, septic system, and kitchen remodel cost, a construction loan draw schedule, a side-by-side contractor bid comparison, and how long the whole project will actually take.

This page is for anyone mid-quote or mid-build who wants a second, independent number before signing a bid or a permit application: a homeowner comparing two contractor bids, a first-time builder trying to gut-check a materials estimate, or someone about to buy builders risk insurance and unsure how much coverage the project actually needs.

Start with the Home Building Timeline Calculator if you are still in the planning stage and need a phase-by-phase schedule; move to the Builders Risk Insurance Calculator once you have a start date, since coverage period is the single most common builders-risk mistake and it depends directly on the timeline you just built. Everyone else below is grouped by the specific cost question it answers, from a single room remodel to a full new build.

How we source our numbers: every calculator on this page uses current government or published-standard figures, not a guess. The full method for each one, and how we correct a number when it changes, is on our methodology page; our sourcing and correction rules are on our editorial policy page. Reviewed September 2026.

Common questions

How accurate is a builders risk insurance estimate before I have a signed contractor bid?

Treat it as a planning number, not a quote: real premiums depend on the insurer, your state, and the project's declared value, none of which a calculator can see in advance. Before you buy, confirm the policy's own coverage period actually spans your real build window (this is what the Home Building Timeline Calculator above is for), and read the named-insured and vacancy clauses in the policy itself rather than assuming a template policy covers a multi-contractor or delayed project the way you expect.

Do these calculators account for regional labor and material cost differences?

Where a calculator asks for your ZIP code, state, or region it adjusts for it; where it does not, treat the result as a national baseline and expect real local bids to move 10 to 20 percent in either direction. That is also why we recommend using a calculator's result to sanity-check a bid, not to replace one.

What order should I actually run these calculators in for a full remodel or new build?

Timeline first (so you know your build window), then the cost calculators for the specific rooms or systems in scope, then Construction Loan if you're financing the draw schedule, then builders risk insurance once the timeline and financing are set.
