A material budget for a new home is more complicated than people expect going in. It is not just lumber and shingles. There are 14 distinct categories of materials, each with its own pricing logic, waste factors, and supplier relationships. Understanding the breakdown before you start helps you allocate your budget, prioritize where to spend more, and identify where to save without compromising the build.
Slab is the cheapest foundation to material-price -- concrete, rebar, vapor barrier, and form work. A crawl space adds perimeter walls and an access structure. A full basement adds full-height poured or block walls and waterproofing -- and can add $15 to $25 per sq ft in material costs on top of the conditioned space above.
This includes dimensional lumber (2x4, 2x6 wall studs, headers, plates, joists, rafters), engineered lumber (LVL beams, ridge beams, I-joists), and wall and roof sheathing (OSB or plywood). Framing lumber is the category most exposed to commodity price volatility. Lumber has moved more than 30 percent in a single year in recent history. Always verify with your local lumber yard before finalizing your budget.
Asphalt shingles remain the most common residential roofing material by a large margin. Architectural shingles cost roughly 20 to 25 percent more than standard three-tab but carry longer warranties. Metal standing seam is three to four times the cost of asphalt but adds decades of service life. Concrete tile is two to three times asphalt cost.
Vinyl siding is the baseline -- cost-effective, low-maintenance, and widely available. Fiber cement is 60 to 70 percent more in materials but offers significantly better impact and moisture resistance. Brick and stone veneer run three to four times vinyl cost in materials.
Window count is estimated based on typical residential density (approximately one window per 150 sq ft of conditioned space) plus exterior doors. Mid-range double-pane windows with low-E coating are the baseline. Upgrading to triple-pane or fiberglass frames adds 30 to 50 percent to window costs.
This category covers wall cavity insulation (batt fiberglass or rockwool), attic insulation (blown cellulose or blown fiberglass), and rim joist insulation (rigid foam board). Going from code minimum R-13 walls to R-21 adds roughly 40 to 50 percent to wall insulation material costs.
Half-inch standard drywall for most interior walls, 5/8-inch type X for garage and fire separation walls, moisture-resistant for bathrooms. Waste factor of 10 to 15 percent is standard for cuts. First-time installers typically waste 15 to 20 percent.
Pre-hung interior doors are estimated at roughly one per 150 sq ft of conditioned space plus closets. Baseboard, window and door casing, crown molding, and paint are included. This category has meaningful finish-level variance -- solid-core doors and real wood trim add 40 to 60 percent over hollow-core and MDF trim.
Mid-range assumes a mix: luxury vinyl plank in main living areas, tile in bathrooms and entry, and carpet in bedrooms. Going from LVP to solid hardwood roughly doubles material cost per sq ft.
This covers kitchen and bathroom cabinetry and countertops. It is the highest finish-level variance category. Builder-grade stock cabinets with laminate counters cost far less than semi-custom cabinets with quartz or granite.
Includes supply lines (PEX manifold or copper), drain/waste/vent PVC, water heater, and fixture rough-in components. Does not include finish fixtures -- those are in the Fixtures and hardware category.
Includes wire runs (Romex 14/2, 12/2, 10/2, plus 4-wire for ranges and dryers), a 200-amp main panel, outlets, switches, junction boxes, and breakers. Does not include light fixtures.
Covers ducting, air handler or furnace unit, condenser unit, thermostat, registers, and grilles. Central forced-air with a split-system heat pump or gas furnace is the baseline. HVAC sizing should be done by a Manual J load calculation for your specific home and climate.
Bathroom fixtures (toilets, sinks, faucets, shower and tub assemblies), kitchen sink and faucet, light fixtures, ceiling fans, door hardware, and miscellaneous hardware. Mid-range here means functional builder-grade fixtures with some upgrades in the primary bathroom and kitchen.
Material costs vary 40 to 60 percent between a rural Midwest build and a coastal metro. The primary drivers are local transportation costs embedded in supplier pricing, regional code requirements that affect material specs, and local contractor supply chain concentration.

The calculator estimates framing costs per square foot using average residential framing quantities. If your home has long clear-spans, a complex floor plan, or unusual structural requirements, your actual beam, header, and LVL costs may be 20 to 40 percent higher than the estimate. A structural engineer's plan set is the only reliable source for structural material quantities. Get the plans before pricing the materials.
The standard waste factor for framing lumber is 10 to 15 percent. If you are framing your first house, plan on 20 percent waste or more. Learning to cut accurately takes time, and miscut lumber cannot be uncut. A conservative waste factor applied before the build costs far less than an emergency lumber reorder mid-framing.
Framing lumber is a commodity. It moves with housing starts, tariff policy, and supply disruptions. The calculator's per-sq-ft estimates reflect a point in time. Prices a year from now may be 20 to 30 percent different from today. Lock in lumber pricing with your supplier if you can -- some allow price locks 90 to 120 days out for owner-builders with confirmed orders.
Most experienced builders add 10 to 15 percent contingency on top of material estimates for unknown conditions, price changes, and errors. First-time owner-builders should budget 15 to 20 percent contingency. The calculator shows estimates only -- not contingency. Add it before you take your budget to a lender.
