Real Estate Calculators

Four free calculators for what a home costs to buy and carry, and what a sale, a 1031 exchange, or depreciation recapture costs in tax.

These four calculators cover the two moments a real estate decision actually turns on money: buying (what you can afford and what the real monthly payment is) and selling or exchanging (what the tax hit looks like if a 1031 exchange falls through or a depreciated property is sold).

Start with the Home Affordability Calculator if you are still shopping, then the Mortgage Payment Calculator once you have a specific price in mind. If you already own investment property and are planning a sale, the Depreciation Recapture Calculator and the 1031 Exchange Failure Tax Cost Calculator answer the tax question before you sign anything.

What a lender actually checks beyond the payment number: your debt-to-income ratio (all monthly debt divided by gross monthly income, per the CFPB's own definition), the loan's conforming limit for your county (FHFA's 2026 conforming loan limits), and whether the loan meets the qualified mortgage rule lenders build their own limits around. The Home Affordability Calculator checks your DTI against this same reference point rather than a rule of thumb.

How we source our numbers: every calculator on this page uses current government or published-standard figures, not a guess. The full method for each one, and how we correct a number when it changes, is on our methodology page; our sourcing and correction rules are on our editorial policy page. Reviewed September 2026.

Common questions

Does PMI go away automatically once I have enough equity?

Private mortgage insurance must be canceled automatically once your loan balance reaches 78 percent of the home's original value under the Homeowners Protection Act, and you can request cancellation earlier at 80 percent once you ask in writing. The Mortgage Payment Calculator includes PMI in your monthly number until then.

Does the Home Affordability Calculator use my real interest rate, or a national average?

Use your own quoted rate for an accurate number; the calculator defaults to a recent national average only as a starting point, since a real quote can move your affordable price meaningfully in either direction.

What happens if my 1031 exchange doesn't close in time?

If a replacement property is not identified within 45 days or the purchase does not close within 180 days, the transaction stops qualifying as a like-kind exchange and is treated as an ordinary taxable sale for the year the original property was sold, per IRC Section 1031 and the Form 8824 instructions' own worked gain-recognition examples. Run the numbers in the 1031 Exchange Failure Tax Cost Calculator before you rely on a tight identification-period timeline.

Is depreciation recapture the same tax rate as a regular capital gain?

No. Recaptured depreciation on real property is generally taxed at a top rate of 25 percent under IRS Topic 409, separate from the long-term capital gains rate that applies to the rest of the gain. The calculator splits the two out.
